South more expensive, north catching up

Prices per square metre for residential property in the capital's agglomeration rose by 10% last year.

This is according to property agent Duna House’s own data. The average price per square metre for residential property rose to just over 650,000 forints (just under 1,650 euros) in 2024. Demand rose thanks to falling interest rates and the newly launched CSOK+ state subsidy programme for families.

After a weak year in 2023, the number of transactions in the area surrounding Budapest rose by almost half and also exceeded the figures for 2022. Demand remains strongest for properties in the southern suburbs of the capital (Délegyháza, Érd, Sóskút, Százhalombatta), where prices per square metre rose by a correspondingly dynamic 14% to more than 670,000 forints. Although the market is still more favourable in the north, prices per square metre in the most popular towns there (Csomád, Dunakeszi, Fót, Göd and Vác) rose by 23% to an average of HUF 620,000. Duna House summarises the figures for 2024 by saying that young families in particular are drawn to the capital’s doorstep.
