Downtown Budapest remains most expensive

The average purchase price for residential property rose to 50 million forints (just over 120,000 euros) in January, which is 4 million forints above the average for 2024.

According to property broker Duna House, the number of transactions in January only fell by 9% compared to the exceptionally good December. Almost 11% more purchase agreements were concluded in the first month of this year than in January last year. An improved economy, available government incentives and the payout of government bond yields could further boost property purchases and investment over the course of the year.

Based on sales data for 2024, the average property value in Budapest was over 60 million forints. The average price per square metre for an old flat in Buda was over HUF 1.2 million. On the Pest side, the average price of HUF 840,000/m2 made it possible to buy an additional 20 square metres, while the same amount was only enough for around 45 m2 in the city centre of Pest.

If you wanted to buy a prefabricated flat in Buda, you could expect 55 square metres of living space with the above-mentioned budget, while average prices on the Pest side allowed an additional 5 square metres. Outside Budapest, 50 million forints was enough for a much larger flat. With average prices per square metre of HUF 545-570,000, a flat of almost 90 m2 was even possible there. The average price per square metre on the existing market was even lower than that of prefabricated buildings at 415,-430,000 forints due to the large number of old and plain properties, meaning that houses with 115-120 m2 of living space could be purchased in the countryside for as little as 50 million forints.
